Cal Griffin Earns NAR Short Sales and Foreclosure Certification

Buyers and Sellers Benefit from REALTOR® Expertise in Distressed Sales

Edisto Beach, SC — Cal Griffin with The Edisto Beach Company has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS® offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.

According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures.  For many real estate professionals, short sales and foreclosures are the new “traditional” transaction.  REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.

“As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results,” said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth. “Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it’s extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases.”

The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves. To earn the SFR certification, REALTORSÒ are required to take one core course and three Webinars.  For more information about the SFR certification, visit www.REALTORSFR.org or call 1-877-510-7855.

Edisto Beach Real Estate-The Worst Thing that you can do is Walk Away…

February 12, 2010

Edisto Real Estate

Has the Economy Got you Down??

The Worst Possible thing you can do is Walk Away…

Yes we are in tough times…and yes most of our beach real estate is under water…the job market is even tougher…our income is way down…it feels like we have hit the Wall.  And maybe some of us have.  But the Worst thing that you can do is Walk Away from your home or your property on Edisto Beach.

You hear reports daily on the TV and in the paper, of normal every day folks like yourself faced with a similar situation.  You know…the bills keep piling up, collectors calling, downright harassing letters come in your mailbox and the burden drags on day after day.  You say to yourself, “If I could just leave all of this behind me and start over-things would get Better.  I will just pack up and leave and start a new.”  “The bank can handle another foreclosure”.

I am telling you don’t do it! I promise you that if you just abandon your property things are going to get worse than they are.  Much worse! The buzzards(Bill Collectors) will really start circling.  You will find yourself slapped with judgments and/or liens, they will garnish your wages, they will take your children and sell them at auction (just kidding), your life will become a living hell.  Your credit will be destroyed for the next 7 to 10 years.  Have you ever tried to live in America without some sort of Credit?  You need credit to get a cell phone, you need credit to get car insurance and even hospitals are checking your credit before they will admit you.  Where do you go in today’s world without someone pulling your credit?

So what do you do from here?  There is hope.  There is a way to get out of this mess that you are in. Walking Away is not an option.  But you do have several options that will not leave your life in a total shipwreck and will not totally destroy your credit score.  Did you know that most banks are horrible at personal contact.  The first time that you miss a payment-you will get a stern letter from the bank reminding you to make a payment. The next time, you will get an even stronger letter and from then on you will get a monthly letter stating that you are late.  After a while of letters you will get a foreclosure letter and then it will be over soon after and you will be asked to move out(by the Sheriff).

During the process, your favorite banker(the one who persuaded you take the Loan) will probably not call and ask if there is something they can do to help you.  They are not going to call and offer a hand or a care.  At this point, they just want their money or you out of their house. But I am here to tell you there is hope-there is a solution to your problem.  Here are a few of the options:

  1. 1. Refinance-lower your by payment by getting a lower interest rate or longer payback period(15 to 30 years)
  2. 2. Sell and Bring Cash to Closing-cashing in your IRA or selling Treasury Bonds
  3. 3. Lender Workout-

Forbearance-lender may work with you on the payments until you get a job or another income.

Repayment Plan-sometimes the lender will work out a payment plan.

Loan Modification-reduce your payments by

Getting a lower interest rate or longer pay

Back.

  1. 4. Short Sale-sell for less than you owe on your

Mortgage.

  1. 5. Deed in Lieu of Foreclosure-this is where you

Agree to sign the property back over in exchange

Forgive the lender to forgive your debt.

  1. 6. Foreclosure-it is pretty obvious that this is the

The last resort but don’t wait until it gets this far.

Call your lender immediately and discuss your options or call a lender who has been trained in

Distressed properties.

Please Don’t Walk Away without talking to me or someone first.  We will be glad to walk you through the process and discuss your options. I will be glad to do all of this for free.  Yes, I mean it.  Absolutely, no charge to you- The last thing you need is another bill.  Please don’t hesitate to Call.  It will be my pleasure to serve you and your family.

Edisto Beach-Now That’s Heaven!

P.S.

I just received my certification for SFR(Short Sale and Foreclosure Resource) Certification.  I have just studied and learned about all the latest programs and work-arounds and would be glad to share them with you.

Edisto Beach Real Estate-SC Senate passes tax relief for Second Home owners

February 10, 2010

S.C. Senate passes tax break for second homes & commercial real estate

Associated Press

Tuesday, February 9, 2010

COLUMBIA — People with second homes, rental or commercial property will get a tax break under legislation that won approval in the Senate in South Carolina.

Tonight’s voice vote approved a compromise that softens the tax bill for property an owner doesn’t live in. Final approval on Wednesday sends the measure back to the House.

Backers said the legislation was needed to invigorate the commercial property market.

For an investment property owner, it means a home they paid $100,000 for and that sells for $200,000 will continue to be taxed at its original $100,000 value. In later years, that property gets a 20 percent discount on its property tax value.

The measure would cost counties and schools $35 million this year.

As you can seen by the numbers above, it’s a great time to buy a house at Edisto.  In the early part of the decade, there was a huge demand for beach houses on Edisto.  It didn’t matter what they looked like or how much they cost.  You just put ad for sale sign in the yard and it was sold. Today is a new decade.  We are faced with a huge over supply, low interest rates, strict banking practices and an unstable economy.  Buyers have a great selection and very motivated sellers.  If you were waiting for the bottom-the wait is over.  Jump in and pick yourself an awesome Beach House!

How Much is a Soul Worth??

February 6, 2010

How much is  a soul worth??

Baptism in 'Haiti

Baptism in 'Haiti

….I received this today from long Time Edisto Resident Donald Lyons.  With all that has occurred in Haiti, I feel that God is calling us now to help in this mission field…we are so blessed in America…won’t you just give a little to help someone find their eternity?  Cal Griffin

“What good is it for a man to gain the whole world, yet forfeit his soul”? Mark 8:36

Will you help HUG train and equip-Haitians to be a witness to their people and lead them to Jesus Christ?

Haiti Under God is preparing to train, equip and empower Haitian evangelism teams to share the good news of Jesus Christ to the people of Haiti.  HUG not only believes in feeding the people of Haiti physical food to nourish their bodies, but also to provide spiritual food to nourish their soul.  We will train and provide each evangelism team with the equipment needed to reach individuals as well as the masses in the tent cities throughout Haiti.

To equip an evangelism team with the necessary sound & video equipment including a large outdoor screen, DVD/VCR and a gas powered by generator will cost approximately $4,600.  There is an open door of opportunity to really make a difference in the future of Haiti.

“The harvest is plentiful, but the workers are few.  Ask the Lord of the harvest, therefore, to send out workers into His harvest field.”  Luke 10:2

Would you consider helping equip these evangelism teams?  Jesus gave His life for them!

How much is a soul worth to you?

Here’s how you can help:

1600 watt amplifier and mixing board                   $799.00

Edisto Beach Real Estate Under water?

January 30, 2010

Edisto Beach, SC

Edisto Real Estate-Are you under-water in your Mortgage?

Experts say that nearly 1 in 4 home owners are under-water in their mortgage.  Meaning  that their homes are worth less they owe on the balance of the Mortgage.  As you probably already know, the Edisto Beach area’s values in the past 18 months have dropped 40 to 50 percent.  Now that your home is worth ½ of what you paid and you are probably making less income than previous. Many homeowners say they can see the writing on the wall.  Why continue to pay more for a property than its worth?  Why not just ‘Walk Away?  That would the easy solution…but we are all faced with the moral and legal dilemma of walking away.  Here is a clip that was recently on MSNBC…

Over Half of the delinquent borrowers did not know that their lenders may have alternatives to help them avoid foreclosure. A lender would much rather try to work thru the situation than face the expense and time of foreclosing on a property.

If you are a homeowner struggling to stay current with mortgage payments who has experienced a change in income or other financial hardships-there are programs and plans that you may qualify to Help you get thru your situation.  To “Walk Away” from your property would be the worst possibly decision that you could make.

Please call me for a confidential consultation. It would be an honor to serve you during these trying times.  There is HOPE!

On the next blog, I will discuss some of the options that you have beside “Walking Away”.

Gov’t Seized Home on Edisto Island goes to Auction

January 6, 2010

Edisto Beach, SC

This Amazing Opportunity just came across my desk and I thought I would share it with my friends.  This is a once in a lifetime opportunity for someone to own a very nice home on true deepwater- with killer views.  It is located down Peters Point road about 3 miles on the right in a small subdivision called Spartina. This home was originally listed for $999,000 about 2 years ago but sell should sell for way less.  As of today, the opening bid has not been established.  Unlike bank auctions, Uncle Sam can sell for whatever the market brings.

So How Did the Gov’t get it on the Block? As word on the street has it-the previous owners were bilking the government for millions of dollars by selling military parts.  They had a scheme by selling the parts for the market price but charging an outrageous shipping charge.  About 20 million dollars later, Uncle Sam gets smart and indites the operators and seizes the property of the law breakers.  Luckily for the buyers, somebody is going to get a heck of a deal on a waterfront house on Edisto Island.  The auction is on February 18, 2010 in Charleston.  Auctions are a great way to pick up a deal but can sometimes be tricky.  The paperwork can sometimes be daunting. I will be glad to answer any questions that you may have. Check out the details below:

The Edisto Beach Pavilion gets New Operator

December 29, 2009

Edisto Beach, SC

Edisto Beach Pavilion

Edisto Beach Pavilion

Edisto Beach Pavilion

Edisto Beach Pavilion

The ill-fated Enterprise Pavilion has finally landed.  For the last three years, the Hoy Boys saga entertained the news and tantalized the local government with its antics and power plays.   As of the first of December, John B Sanders, registered agent of Ocean One of Edisto, LLC, became the new operator.  Sanders, originally from the Edisto/Seabrook area and is the son of Henrietta Seabrook Sanders and their family is steeped with deep roots in the Lowcountry.  The family is known for the historic Sea Brook Plantation.  His brother has successfully managaed The Old Edisto Post Office Restuarant since its inception in 1988.  Another brother, Skippy, has been instrumental in hammering out a deal with The Enterprise Bank to help get this venture off the ground.  While Hoy’s name is still on the Deed, the bank has taken a retainer type control of the property to avoid foreclosure.  Additionally, the bank paid the $40,000 in property taxes to the county that were in arrears. As for the Hoys, they will be vacating the premises once the inventory of the Gift shop has been liquidated.  While the pier renovation project is till up  in limbo, things are definitely looking up for this historic landmark.  The year 2010, will rein in a new era for this tiny coastal community we so lovingly call Edisto.
