Edisto Beach, SC

Another house on Edisto Beach was burned this week.  One of Edisto’s local family’s home was burned yesterday.  The home luckily sustained only minor damage.  The Fire officials called the fire suspicious because the fire started outside the home and are investigating the cause of the blaze.  Here is  a photo of the house before the fire-

Edisto Beach Real Estate Under water?

January 30, 2010

Edisto Beach, SC

Edisto Real Estate-Are you under-water in your Mortgage?

Experts say that nearly 1 in 4 home owners are under-water in their mortgage.  Meaning  that their homes are worth less they owe on the balance of the Mortgage.  As you probably already know, the Edisto Beach area’s values in the past 18 months have dropped 40 to 50 percent.  Now that your home is worth ½ of what you paid and you are probably making less income than previous. Many homeowners say they can see the writing on the wall.  Why continue to pay more for a property than its worth?  Why not just ‘Walk Away?  That would the easy solution…but we are all faced with the moral and legal dilemma of walking away.  Here is a clip that was recently on MSNBC…

Over Half of the delinquent borrowers did not know that their lenders may have alternatives to help them avoid foreclosure. A lender would much rather try to work thru the situation than face the expense and time of foreclosing on a property.

If you are a homeowner struggling to stay current with mortgage payments who has experienced a change in income or other financial hardships-there are programs and plans that you may qualify to Help you get thru your situation.  To “Walk Away” from your property would be the worst possibly decision that you could make.

Please call me for a confidential consultation. It would be an honor to serve you during these trying times.  There is HOPE!

On the next blog, I will discuss some of the options that you have beside “Walking Away”.

Gov’t Seized Home on Edisto Island goes to Auction

January 6, 2010

Edisto Beach, SC

This Amazing Opportunity just came across my desk and I thought I would share it with my friends.  This is a once in a lifetime opportunity for someone to own a very nice home on true deepwater- with killer views.  It is located down Peters Point road about 3 miles on the right in a small subdivision called Spartina. This home was originally listed for $999,000 about 2 years ago but sell should sell for way less.  As of today, the opening bid has not been established.  Unlike bank auctions, Uncle Sam can sell for whatever the market brings.

So How Did the Gov’t get it on the Block? As word on the street has it-the previous owners were bilking the government for millions of dollars by selling military parts.  They had a scheme by selling the parts for the market price but charging an outrageous shipping charge.  About 20 million dollars later, Uncle Sam gets smart and indites the operators and seizes the property of the law breakers.  Luckily for the buyers, somebody is going to get a heck of a deal on a waterfront house on Edisto Island.  The auction is on February 18, 2010 in Charleston.  Auctions are a great way to pick up a deal but can sometimes be tricky.  The paperwork can sometimes be daunting. I will be glad to answer any questions that you may have. Check out the details below:

The Edisto Beach Pavilion gets New Operator

December 29, 2009

Edisto Beach, SC

Edisto Beach Pavilion

Edisto Beach Pavilion

Edisto Beach Pavilion

The ill-fated Enterprise Pavilion has finally landed.  For the last three years, the Hoy Boys saga entertained the news and tantalized the local government with its antics and power plays.   As of the first of December, John B Sanders, registered agent of Ocean One of Edisto, LLC, became the new operator.  Sanders, originally from the Edisto/Seabrook area and is the son of Henrietta Seabrook Sanders and their family is steeped with deep roots in the Lowcountry.  The family is known for the historic Sea Brook Plantation.  His brother has successfully managaed The Old Edisto Post Office Restuarant since its inception in 1988.  Another brother, Skippy, has been instrumental in hammering out a deal with The Enterprise Bank to help get this venture off the ground.  While Hoy’s name is still on the Deed, the bank has taken a retainer type control of the property to avoid foreclosure.  Additionally, the bank paid the $40,000 in property taxes to the county that were in arrears. As for the Hoys, they will be vacating the premises once the inventory of the Gift shop has been liquidated.  While the pier renovation project is till up  in limbo, things are definitely looking up for this historic landmark.  The year 2010, will rein in a new era for this tiny coastal community we so lovingly call Edisto.

Edisto’s Restaurants

Edisto Beach, South Carolina

“There ain’t nothing finer than being in Carolina…” especially when it comes to Southern Cooking.  And Edisto is no exception to the rule.  Our Lowcountry Seafood is not to be matched anywhere on the East Coast.  Caught fresh daily from the ocean and creeks surrounding Edisto, are Shrimp, oysters, clams, Blue Crabs, Mahi Mahi, Yellow Fin Tuna, Flounder and so much more.  Our restaurants pride themselves in giving our visitors a meal to remember.

The Old Post Office Restaurant

1442 Hwy 174 Edisto Island, SC 29438 (next to With These Hands Gallery)
This is the most prominent building that you’re likely to see as you drive through the forests and fields across Edisto Island. About 5 miles from the beach, the restaurant was once a combination post office and general store, as its weathered clapboards and old-time architecture imply. Chef Philip Bardin and his partners, who transformed the premises in 1988, prepare a worthy compendium of Low Country cuisine and serve it in copious portions. Try island corn and crabmeat chowder, Orangeburg onion sausage with black bean sauce, scallops and grits with mousseline sauce, fried quail with duck-stock gravy, and “fussed-over” pork chops with hickory-smoked tomato sauce. This is probably the only restaurant on Edisto that you will need to make reservations.  This is one of those “do not miss” experiences.
